Bicycles with flat tires that have rusty
chains and missing parts will be removed from the bike racks
and put out for trash.

addition storage.

Need for insurance - Many people already
know, there was a bad fire in unit 3236. The unit was
completely destroyed. Water damage occurred in the
unit below and minor damage occurred in adjacent
units. The association has put in a claim with
our insurance company and we have hired a general contractor
to repair the building damage and repair areas in the units
the association is responsible for. Unit owners are
responsible for all wall and floor coverings, appliances,
cabinets, etc. This fire shows the importance of
insurance. Each unit owner should have insurance on
their unit. The owner policy can cover loss of rent
and cover the cost of the items the association policy will
not cover.

Completed 40 year inspection. Tankless hot water heaters are not allowed
because 100 Amp the electric wiring will not support the
required power needed. A few water water heaters needed
to be removed at the owners expense to pass the inspection.

The association has contracted with Naive
Pest Control to control ants on the property

Outside front and rear door light fixtures that
are controlled by a switch inside the unit is the unit
owner's responsibility. Outside water valves
that only control your unit is the owner responsibility.

The janitorial service that cleans the
dumpster is now charging us for trash that fell on the
ground outside the dumpster. The association is
passing this charge onto owners.

There is no Bulk pickup at Victoria
Square. Please call WastePro or to remove your bulk items. If you leave
it by the dumpster the owner will be charged for removal.

A new camera system has been
installed at Victoria Square A new Camera system was installed at

ACH payments will be accepted by CCM when
they take over as our management company on 1 November 2022.

Cars are leaking oil onto the newly paved
parking lot. To make repairs, the pavement will
need to be cut and patched. This is very expensive.
Owners will be billed.

Smoking is not permitted on catwalks.

Cars parked without a decal or with an
expired decal will be towed.

Please report all vandalism
to Consolidated Community Management (CCM).

The buildings are getting
older and the windows will need to be replaced. I
would like to get feedback on setting up a reserve for the windows so that in 3
to 5 years we can replace all the windows.

All applications will
require a unit inspection for water leaks.

Some unit doors need
to be replaced. The association will contribute $100
to anyone that has a door replaced.
